Programme Overview

The Mortgage Adviser Level 3 apprenticeship develops the technical knowledge, customer communication and professional judgement required for a career in mortgage advice. Mortgage advisers establish client needs, consider affordability and lending criteria, research mortgage options and explain suitable recommendations. The role requires clear communication, careful documentation, ethical conduct and an understanding of the regulatory responsibilities involved in giving advice.

For employers, the programme provides a structured route to recruiting and developing future mortgage advisers or progressing suitable existing employees. Apprentices combine CeMAP-related technical study with supervised workplace experience, helping them understand the firm’s processes, customer expectations and compliance standards. This can support adviser capacity, consistent service and longer-term workforce development.

For learners, the apprenticeship offers a supported pathway into mortgage advice and the wider financial services profession. It combines CeMAP learning with practical experience of client discussions, mortgage research, applications and case progression. Completing the apprenticeship and qualification does not automatically grant permission to advise independently: the employer must confirm competence and apply the relevant supervision and regulatory arrangements.

What apprentices will learn

Six practical learning modules connect technical knowledge with workplace responsibilities. These are Skillcert programme themes, not separate regulated qualifications or examination units.

MODULE 01

Mortgage market, products and regulation

Study the UK mortgage market, lenders, intermediaries and the regulatory framework. Compare key mortgage types, interest-rate structures, repayment methods and product features, drawing on the technical foundations covered by CeMAP.

MODULE 02

Client discovery and affordability

Develop structured fact-finding skills to understand a client’s circumstances, objectives, commitments and preferences. Explore income and expenditure, affordability, credit considerations and the importance of complete, accurate information.

MODULE 03

Mortgage advice, research and suitability

Research mortgage options against customer needs and lender criteria. Learn to evaluate product features, costs and risks, explain trade-offs clearly and support the development of suitable, evidence-based recommendations under appropriate supervision.

MODULE 04

Applications, documentation and case progression

Understand the mortgage application journey from initial enquiry through decision and completion. Develop skills in obtaining supporting documents, checking information, communicating with lenders and solicitors, maintaining records and keeping clients informed.

MODULE 05

Protection, ethics and vulnerable customers

Recognise how home-buying and borrowing decisions interact with protection needs and financial resilience. Apply professional ethics, relevant FCA expectations, customer-focused communication and appropriate support for customers in vulnerable circumstances.

MODULE 06

CeMAP knowledge and workplace advice practice

Consolidate CeMAP learning through realistic scenarios, case discussions and supervised workplace tasks. Practise explaining mortgage choices, documenting the advice process and reflecting on feedback while developing competence for the apprenticeship assessment.
